Answers to common questions

Short, direct answers about bollards, gates, glass garage doors, shutter doors and doors from Qasar Al Neil Automatic Doors. The questions come from calls and messages we receive from customers in Ajman: what a repair involves, how long a motor lasts, which parts wear first, how to prepare for a site visit and how quotes work. Use the search box or the topic list to find your question, then open the answer for the detail.

Each answer links to the related product, service and repair pages, and to other questions on the same topic, so you can follow a problem from the symptom to the fix. Answers describe general practice and do not replace a site visit, because the right solution depends on your equipment, your site and how often the opening is used.

If your question is not here, send it with a photo through the quote form or call us. We arrange a free site visit where one is needed and give you a written quote afterwards. Longer explanations are in the blog guides, and the services pages describe each type of equipment.

  • What gate motor suppliers does Qasar Al Neil Automatic Doors work with for sliding and swing gates?

We supply and install gate motors from FAAC, Came, BFT, Nice, Beninca and Sommer, covering both electromechanical and hydraulic operators. Which brand we recommend depends on your gate weight, cycle frequency and budget rather than any single brand being best for every job.

For a heavy villa sliding gate we often lean towards FAAC or Came for their torque reserve, while lighter residential swing gates run well on Nice or Beninca. We stock spare parts for all these brands, so servicing does not depend on us having supplied the original motor.

  • Are FAAC gate motors a good fit for UAE villa gates?

Yes, FAAC is one of the most established gate automation brands globally and performs reliably on heavier sliding and swing gates common in UAE villas. Their electromechanical operators handle daily heavy-use cycles well, and the hydraulic range is a strong option for very heavy steel gates where a smoother, quieter drive matters.

The main thing to get right with FAAC, or any motor, is correct sizing for gate weight and length. An undersized motor will overheat and cut out repeatedly in summer, so we always calculate gate weight properly at survey stage before quoting.

  • Is BFT a good brand for swing gate automation?

BFT is a solid Italian brand for swing gate operators, particularly their underground and above-ground hydraulic arms which cope well with heavy wrought iron gates common on UAE villa entrances. The hydraulic models are quieter and smoother than electromechanical arms and tolerate outdoor heat exposure well.

We install BFT alongside FAAC and Nice depending on gate weight and what the client already owns if this is a repair or upgrade to an existing gate. All three brands are readily serviceable here.

  • Does Qasar Al Neil Automatic Doors install Came sliding gate motors and are they reliable in UAE dust?

Yes, Came is one of our standard sliding gate brands. Their rack-and-pinion operators are built with sealed housings that cope reasonably well with UAE dust and sand, though like any outdoor motor they still need the housing kept clear and the rack lubricated periodically.

We have Came installations running for years across Ajman with nothing more than annual servicing, provided the gate wheels and track stayed properly aligned. Poor track alignment, not the motor itself, is usually what causes premature Came motor wear here.

  • Is Beninca a budget-friendly gate motor option and is it worth choosing?

Beninca sits at a more accessible price point than FAAC or Came while still being a genuine Italian-engineered operator, not a low-cost imitation. For lighter residential gates with moderate daily use, it is a reasonable choice that will give years of service if sized correctly.

Where we would not recommend Beninca is on heavy commercial gates with high daily cycle counts, where the extra torque reserve of a FAAC or BFT unit pays for itself in fewer breakdowns. For a typical villa gate, Beninca is worth considering if budget is the main driver.

  • What safety devices are legally expected on an automatic gate in the UAE?

At minimum, a properly installed automatic gate should have photocell safety sensors that stop the gate if something breaks the beam, force-limiting settings on the motor so it cannot crush an obstruction, and a flashing warning light while the gate is moving. Edge sensors on the leading edge of the gate are recommended for high-traffic entrances.

These are not just good practice, they are what any competent installer should include as standard, and what we build into every automatic gate installation regardless of which motor brand is used.

  • What is the best type of gate for a compound entrance with heavy daily traffic?

For a compound or commercial entrance with dozens of daily vehicle movements, a sliding gate on a heavy-duty rack-and-pinion or cantilever system generally outlasts a swing gate, since there is no ground-mounted arm taking repeated stress. Pair it with a robust motor like FAAC or Came sized for continuous duty, not intermittent residential use.

If space is tight and a full slide track is not possible, a swing gate with hydraulic operators is the fallback, but expect more frequent servicing on the hinges and arms under heavy cycling.

  • How do I reset an automatic swing gate motor after a fault?

Most swing gate operators have a reset procedure through the control panel: cut power for 30 seconds, restore it, then run the gate through a full open and close cycle so the board relearns the limit positions. If the gate stops mid-travel or reverses unexpectedly after the reset, the force or limit settings likely need reprogramming rather than just a power cycle.

If the fault keeps recurring after a reset, do not keep cycling power, since that can mask a wiring or capacitor problem. Book a technician to check the board and motor properly.

  • Can a sliding gate be motorized on a curved or sloped driveway?

A sliding gate needs a reasonably straight, level track, so a curved driveway usually rules it out unless there is a straight run along a boundary wall where the gate can slide. A sloped driveway is more workable, but the track needs to be built level even if the ground under it is not, which adds foundation work.

In both cases a swing gate with hydraulic arms often ends up being the more practical and lower-cost automation option, since it does not depend on a straight ground-level track.

  • Do gate motors come with battery backup for power outages?

Yes, most gate motor control panels accept an optional backup battery that keeps the gate operating for a set number of cycles during a power cut, which matters most for gated communities and villas where the gate is the only vehicle access point. Without it, the gate defaults to manual release during an outage.

We fit backup batteries as standard on any gate installation where the client asks for uninterrupted access, and they can also be retrofitted to most existing FAAC, Came or Nice installations.
