Noise and slow travel are usually mechanical: a dirty or damaged track, worn carriage rollers or a loose or cracked drive belt. Sand and grit are common in the UAE and wear rollers quickly. Less often, a low power supply or a poor setting on the control unit slows the door. Cleaning the track and replacing worn rollers often restores smooth travel. Continuing to run a door that grinds can damage the belt and the motor, so book a check early.

It depends on the model and its age. Common wear items such as rollers, belts, sensors and some control boards are often still obtainable, while some older control units are not. We will not promise parts before we know the model, so send a photo of the nameplate or let us see the unit on a site visit. If the unit cannot be repaired sensibly, we will explain the options, including replacing the operator while keeping the existing door and frame.

Oil on or around a hydraulic door closer means the seal has failed, and the closer should be replaced rather than topped up. A door that slams usually has its closing speed or latching speed set too high, or a closer that is failing and losing damping. Check that hinges are not sagging and that the door is not binding on the frame, as these make the problem worse. We replace closers and adjust speed and latching so the door closes fully without banging.
