uPVC is unplasticised PVC, a rigid plastic for door leaves, frames and panels. PVC without the u is usually plasticised and flexible, used for strip curtains, impact doors and fast roll-up door curtains. In the UAE trade 'PVC door' can mean either, so ask for the material, a heat data sheet and any fire test certificate.
- uPVC is rigid, flexible PVC is soft: the plasticiser is the difference.
- 'PVC door' in the UAE can mean a rigid leaf or a flexible fabric roll-up door.
- Heat and UV claims need a data sheet from the maker.
- A material name is not a fire rating: ask for the test certificate.
- Warehouse openings usually suit flexible PVC or a fast roll-up door.

Short answer: uPVC is unplasticised polyvinyl chloride: a rigid, hard plastic used for door leaves, frames and panels. PVC without the "u" usually means plasticised PVC, which is soft and flexible and is used for strip curtains, impact doors and the curtain on a fast roll-up door. In UAE trade talk, "PVC door" can mean either, so always ask which one the supplier means.
The search "difference between uPVC and PVC doors" comes up because the two names are used loosely. A shop in Sharjah may sell a "PVC door" that is a rigid bathroom door, while a warehouse manager in Ajman Industrial Area asks for a "PVC door" and means a flexible fabric roll-up door. Both are correct, and they have almost nothing in common apart from the base polymer. This guide gives a clear definition of each, shows where each is used, and lists what to check for heat, dust, impact and fire before you order.
What is the difference between uPVC and PVC?
The difference is a plasticiser. PVC (polyvinyl chloride) is a plastic. When a plasticiser is added, it becomes soft and bendable. When it is left out, it stays hard. The hard version is called uPVC, where "u" stands for unplasticised.
| Point | uPVC (unplasticised) | PVC (plasticised, flexible) |
|---|---|---|
| Feel | Rigid, hard, holds its shape | Soft, flexible, bends and springs back |
| Typical form | Extruded profiles, door leaves, panels, frames | Strips, sheets, coated fabric, curtains |
| Typical door use | Internal doors, wet areas, hygienic rooms, some entrance doorsets | Strip curtains, flexible impact doors, the curtain on a high-speed door |
| Under impact | Can crack or dent in a hard knock | Gives way and springs back |
| Rust | None | None |
| Cleaning | Wipe clean | Wipe or wash, check the product's limits |
| Fixings | Often reinforced inside with steel in larger sections | Fixed by frames, rails or tracks |
Neither is "better". They are made for different jobs. The right question is what the opening needs to do.
Where is a uPVC door used?
uPVC doors suit places where a hard, wipe-clean surface that does not rust matters more than looks or strength under impact. Typical uses are bathrooms, kitchens, utility rooms, labs, clinics and food areas.
- Wet areas: bathrooms and wash rooms, where a metal door can corrode and a timber door can swell.
- Hygienic rooms: food prep, labs and clinics, where a smooth surface with few joints is easier to clean.
- Frames: uPVC profiles with a steel core are used for door and window frames in homes.
- Internal partitions: light-duty doors between rooms where weight and cost matter.
In the UAE trade you will also hear "WPC door". WPC means wood-plastic composite, which is a different material again and is sold as a bathroom or internal door. If the quote says only "PVC", ask for the material, the thickness, what is inside the leaf and the manufacturer's data sheet. Our FAQ what a PVC or uPVC door is and where it is used commercially gives the short version, and the question difference between uPVC and PVC doors covers the material point.
Where is flexible PVC used on doors?
Flexible PVC is used where a door must open fast, take knocks and still seal the opening. That is why you see it in warehouses, cold stores and loading bays.
- Strip curtains: overlapping PVC strips in an opening that people, trolleys and forklifts drive through. They do not seal tightly, but they reduce draughts, dust and insects.
- Flexible impact doors: two swinging leaves that open when a trolley or forklift pushes them and close behind it.
- High-speed doors: a PVC-coated fabric curtain that rolls up fast, often with a vision panel so drivers can see traffic on the other side.
Our own ultraspeed high-speed door is a fast roll-up door with a flexible curtain, and the high-speed doors category lists the range. See a recent job: PVC fabric high-speed door installation in Dubai Industrial City, where a blue PVC fabric curtain with a vision panel was fitted in steel side frames under a top cover. Is a PVC door suitable for UAE heat?
It can be, if the product is made for hot, sunny sites. Heat and sunlight are the main tests for any plastic door in the UAE, so ask for evidence, not a general statement.
- Surface temperature: a dark door in direct summer sun gets much hotter than the air. Pale colours stay cooler.
- Distortion: rigid plastic can bow if it is thin, unreinforced or dark in full sun. Ask if there is a steel or aluminium core.
- Colour: plastics can fade or yellow in strong UV, depending on the formulation. Ask whether the product is made for outdoor use.
- Flexible curtains: sun and heat stiffen and age them over time. Ask about UV-stabilised fabric.
- Seals and hardware: gaskets, hinges and locks wear faster in heat and sand than the leaf does.
We do not quote a temperature limit here because it depends on the maker and the compound. Ask the supplier for a data sheet, and if they cannot give one, treat the heat claim as unverified. Our FAQ on how our doors cope with extreme UAE weather gives the general approach.
Are PVC and uPVC doors fire resistant?
Do not assume so. Plastic is not a fire door by default, and many plastic doors are not fire rated at all. A fire rating belongs to a tested door assembly, not to the material name.
- Ask for the fire test report and the certificate for the exact door, frame and hardware, not for the profile alone.
- Check the rating in minutes and the test standard on the paper, and match it to what the building's fire consultant has asked for.
- Confirm that the certificate is valid for the UAE authority that approves your building, such as Civil Defence.
- If a supplier says "fire resistant" with no paper, treat it as a sales line.
If a door is needed on an escape route or a fire compartment line, talk to your consultant first. A plain uPVC door is normally the wrong choice for that job.
What about dust, sand and cleaning?
Both materials are easy to wipe, which helps in sandy Ajman and Sharjah. The weak point is the track, brush and seal, not the plastic.
- Wipe leaves with water and mild soap. Check the maker's list before using solvents or harsh cleaners, which can mark or weaken plastic.
- Clean door tracks and guides, because sand wears the rollers and the curtain edges.
- Check seals and brushes every few months where the door meets the frame.
On a fast roll-up door, grit in the guides is a common cause of the curtain coming out of the guide, so see our FAQ high-speed door curtain out of guide.
Which one do you need?
| Your opening | Choose | Why |
|---|---|---|
| Bathroom, wash room, utility | uPVC or WPC internal door | No rust, easy to clean |
| Food room, lab, clinic room | uPVC or similar hygienic leaf, with proper seals | Smooth, wipe-clean surface |
| Warehouse to cold room | Strip curtain or a fast roll-up door | Flexible, takes knocks, limits air exchange |
| Busy loading bay | High-speed door with PVC fabric curtain | Fast, forgiving if touched, vision panel |
| Fire compartment or escape route | A certified fire door | Material name is not a fire rating |
| Main villa entrance | Ask your supplier and compare with aluminium or steel | Heat, security and finish matter more than material name |

What to ask and prepare before ordering
- Which material exactly: uPVC, WPC, flexible PVC or PVC-coated fabric?
- Thickness, core (steel or none) and finish.
- Data sheet for heat and UV performance.
- Fire test report if the door has a fire role.
- Opening size, wall type, who passes through (people, trolleys, forklifts).
- Photos of the opening from both sides.
Industrial users in Al Jurf Industrial Area or the Sharjah industrial areas can send the photos and traffic details, and we will tell you what suits.

Frequently asked questions
Is uPVC the same as PVC?
No. uPVC has no plasticiser, so it is rigid. PVC with plasticiser is soft and flexible. They share a base polymer, but they behave differently in use, so check which one a quote means.
Can uPVC doors be used outdoors in the UAE?
Some can, if the product is made for sun and heat. Ask for UV and temperature data from the maker and check for a steel core. Do not rely on the word "uPVC" alone.
Why is a fabric high-speed door called a PVC door?
Because the curtain is made of PVC-coated fabric. The door is a roll-up door with a flexible curtain, and the trade uses "PVC door" as a short name for it.
Does a PVC strip curtain insulate a cold room?
It reduces air exchange and draughts, but it does not seal like a fast door. For a cold room used all day, many sites choose a high-speed door. Ask for a site visit to compare.
Are WPC doors the same as uPVC doors?
No. WPC is a wood and plastic composite, and uPVC is a plastic profile. They are sold for similar rooms, but the material, weight and finish differ. Ask for the data sheet.
How do I clean a PVC curtain or uPVC door safely?
Use water and mild soap with a soft cloth. Avoid strong solvents unless the maker approves them, and clean the guides and seals at the same time.
