Short answer: A rolling shutter for an Ajman shop or industrial unit is specified from five numbers: opening width, opening height, headroom for the shutter box, how many times a day it cycles, and how exposed it is to sun, sand and sea air. Settle those first. Slat type, motor, insulation and locks follow from them, and quotes become comparable.
Key takeaways
- Five numbers decide the shutter: width, height, headroom, cycles per day, exposure. Everything else is a consequence.
- Cycles per day choose the motor and the slat weight. A shop that opens twice a day and a bay that opens forty times are different machines.
- Insulated double skin slats help only when the seals, the opening time and the cooling load support them.
- Security is the slat, the bottom bar lock, the fixings and the motor housing together, not the slat alone.
- Landlord, free zone and authority rules are asked before ordering. Fire-related shutters are decided by the approving authority and the consultant.
- Compare quotes line by line on the same scope. The worksheet below does it.
What do I need to know before I ask for rolling shutters in Ajman?
Most people start with the slat colour. A technician starts with the opening. A rolling shutter is a curtain of interlocking slats that coils into a box above the opening, so the box, the guides on each side and the motor all depend on the geometry you already have.
| Number | How to get it | What it decides |
|---|---|---|
| Width | Measure at top, middle and bottom. Write the smallest. | Slat gauge, barrel size, motor torque |
| Height | Floor to the underside of the lintel or fascia | Curtain length and coil diameter |
| Headroom | Lintel to the first obstruction above: beam, duct, signboard, light | Box size, or an external box |
| Cycles per day | Count honestly, including lunch, deliveries and cleaners | Motor duty rating, manual or motor |
| Exposure | Direct afternoon sun, open yard, wind funnel, distance from the coast | Finish, seals, insulation, lubricant |
If you only have time for one measurement, take the headroom. Width and height can be corrected on a survey. A box that does not fit above a low fascia changes the whole design, and it is the first thing a shop owner discovers late.
What size of rolling shutter can a shop or industrial unit take?
A shopfront in Al Nuaimiya or Al Rashidiya is usually a modest opening with a fascia above it. A bay in an industrial unit can be wide enough for a truck. The same product family covers both, but the slat, barrel and motor change as the opening grows. A wide curtain is heavy and the barrel must not sag in the middle. The real size limit depends on slat gauge, barrel and site, and the survey settles it.
Three practical points on size:
- Measure the narrowest point, then allow the guides on each side. The curtain is wider than the clear opening it closes.
- Check the side walls. Guides need a sound fixing surface, and an old block wall or a thin shopfront frame may need extra work before the shutter goes in.
- Think about the box. In a shop with a low fascia, ask about an external or compact box before you commit to a design that eats into the display line.
Field note: the fault we find first on a new shutter in a badly measured opening is a curtain that rubs one guide. A few millimetres of difference across the width becomes a squeal at the top of travel and a worn slat edge within months.
Manual, chain or motorised: which motor for which opening?
A manual or pull-down shutter is fine for a small opening used once or twice a day. The curtain gets heavier with width, and a spring-balanced or chain-operated shutter is easier on the person closing it. For busy or wide openings the motor is not a luxury, it is what stops someone straining a back at midnight. A motor also lets you link the shutter to a remote, a key switch or access control.
The decision is about duty, not price. Ask how the supplier rates the motor for the cycles you counted above. A tubular motor sits inside the barrel and keeps the box compact, which suits shops. A side motor is mounted on the box and is the usual choice for heavier industrial curtains. We fit both types, and our automatic rolling shutters and warehouse shutter doors pages show the options.
If A then B: a short decision flow
- If the opening cycles fewer than a handful of times a day and is small, then a manual or chain shutter can do the job.
- If a person closes it every night and it is wide or tall, then choose a motor, even if it rarely opens in the day.
- If it cycles many times a day with trucks or forklifts, then ask for a heavy-duty motor with thermal protection and think about whether a high speed door suits the bay better.
- If the opening faces the sun in July and August, then ask where the motor sits and how it is ventilated, because a hot motor trips and a tripped motor locks you out.
- If the shutter is the only thing closing the unit overnight, then ask for a manual override you can reach from inside and the key from outside, so a power dip never traps stock or people.
Every motorised shutter should have limits set so the curtain stops at the right height, and an override for power cuts. Read the guidance on manual override during a power cut before you sign.
Solid, perforated or insulated slats: which one suits an Ajman unit?
Solid slats give the most privacy and block dust and light. Perforated or ventilated slats let air through and keep a display visible at night, which many retailers like. A solid or perforated slat choice is also a security choice, so decide what you need to stop: eyes, hands or a vehicle.
Insulation is where people overpay or under-specify. Double skin slats hold foam between two layers. That gives better heat and sound control and a stiffer curtain than a single skin shutter. On an air-conditioned workshop, a food store or a unit with a sun-baked west face, that matters. The double skin insulated rolling shutters page describes them, and the FAQ on heat and noise insulation gives the short version. We have fitted one in a UAE warehouse with a side-mounted motor.
But the foam is only one part of the picture. Seals at the sides and bottom bar, how often the shutter opens and how long it stays open decide how much cooled air escapes. A foam-filled shutter left open all afternoon while a forklift works does little. For that pattern, the better answer may be a fast door. For a shop that closes at night and in the heat of the day, insulated slats earn their place.
| Situation | Slat that usually fits | Why |
|---|---|---|
| Phone, jewellery or gift shop, display visible at night | Perforated or transparent section, solid bottom | Visible stock, ventilation, less glare |
| Supermarket or grocery with cooling load | Insulated double skin, good side seals | Holds cool air, quieter curtain |
| Metal workshop in Ajman Industrial Area, hot yard | Solid steel or heavy slat, ventilation where needed | Impact, dust, heat from work |
| Store used by trucks all day | Heavy slat with strong motor, or a high speed door | Duty and speed matter more than insulation |
How secure is a rolling shutter, and what do locks and insurers expect?
Security is a chain. The slat resists a push. The bottom bar lock resists a lift. The guides and their fixings resist a pry. The motor housing resists tampering. A thick slat on weak fixings is a poor shutter. Ask who made the choice for each link, and ask about locking: bottom bar locks, side locks, and how the motor is protected or isolated when the shutter is locked.
Insurance requirements for commercial premises vary by policy, so ask your insurer what they want to see before you choose. We can describe the shutter, the locking method and the fixings in writing so you can show them.
Field note: a lock on the bottom bar protects nothing if the motor can still lift the curtain from a switch anyone can reach. Think about where the key switch sits.
Which rules apply in Ajman Industrial Area, Al Jurf and the free zone?
Shopfronts, free zone units and industrial plots can each have their own rules on shutter type, colour, and fixing. In Ajman Industrial Area 1 and 2, in Al Jurf Industrial Area and in Ajman Free Zone, the landlord or the free zone authority is often the first to ask. In a shop row near the Corniche or in Al Nuaimiya, the building owner or the management usually controls the shopfront look. Ask them in writing. It is easier than changing a shutter later.
Fire is a separate question. A shutter that closes on a fire alarm or sits in a fire compartment is decided by the approving authority and the project consultant, and only tested, approved products and installers may be used. We do not state a rule here. See the fire interface with rolling shutters article and the FAQ on whether rolling shutters need Civil Defence approval, and confirm with the authority and your consultant.
What do heat, dust and sea air do to a rolling shutter?
Afternoon temperatures reach 45 to 50 C in summer. A metal curtain in direct sun is hot to the touch, and the motor and the limit and control electronics sit in that heat. Grease thins, capacitors age faster and plastic parts go brittle. Fine sand works into the guides and settles in the box. Along the coast, humid salty air attacks fixings, springs and any exposed steel where the coating is scratched.
So specify with this in mind. Ask about the coating and finish, the quality of the fixings and guides, and whether the motor sits in the shade or in the sun. Ask how the lubricant is chosen: oil on dusty guides builds a paste. Ask for a service plan. Our roller shutter repair guide shows what neglected shutters look like when they fail, and the rolling shutter service page and the repair page cover the work.
Worked example: a corner shop and a workshop bay (illustration)
This is an illustration, not a QNAD job. Take a corner shop with an opening 3.2 m wide and 2.6 m high. Above the lintel there is a 0.45 m fascia with a signboard bolted to it. The shop opens at 7 am, closes at 11 pm and cycles the shutter about 4 times a day. It faces west.
The headroom decides first. A box has to sit above 2.6 m, and the signboard leaves little space. The solution to discuss is a compact or external box. The cycles are low, so a tubular motor is enough, with a manual override. The west sun and the afternoon cooling load point to insulated slats with a perforated section for the night display only if the lease allows. The five numbers produced a short, comparable specification.
Now a workshop bay 4.5 m wide and 4.0 m high in an industrial unit. It cycles about 30 times a day, 10 hours a day, with a forklift passing. The curtain is much heavier, so a side motor, thermal protection and a safety edge on the bottom bar are in the list. Insulation is a question of whether the door stays closed long enough to matter.
How do I compare two rolling shutter quotes in Ajman on the same scope?
Copy this table into your notes, one column per supplier. We do not quote figures here. A site visit gives the real figure, and these lines make sure two numbers describe the same job.
| Line to compare | Supplier A | Supplier B |
|---|---|---|
| Clear opening width and height as measured | ||
| Slat type, material and thickness in mm | ||
| Finish and colour | ||
| Motor type, duty rating and where it sits | ||
| Manual override and how it is reached | ||
| Safety edge, limits, obstruction response | ||
| Locks and key switch | ||
| Guides, box and fixings described | ||
| Civil work, making good and painting | ||
| Landlord or authority approval handled by whom | ||
| Servicing offered after installation |
What do people get wrong when they order rolling shutters?
| Common belief | What is true | Do this instead |
|---|---|---|
| Thicker slats always mean more security | Weak fixings and an exposed motor defeat a thick slat | Ask about fixings, locks and the motor housing |
| Insulated means cool | Open time and seals matter as much as foam | Match insulation to how long the door stays closed |
| A motor solves a heavy curtain | An undersized motor in heat trips and stops | Give cycles per day and sun exposure to the supplier |
| Landlords do not mind shutters | Colour and type can be controlled | Ask in writing before you order |
| Oil the guides to quiet them | Oil on sandy guides forms a grinding paste | Clean first, then use a suitable dry or light lubricant |
What should I photograph for the /send-a-photo form?
Photos let us see the opening before the visit. Send these through send a photo:
- The whole opening from the front, from 3 to 4 m back, with the floor in the picture.
- The fascia and everything above the lintel: beams, ducts, signs, cables.
- Each side wall at the guide position, close up, to show the surface.
- The nearest power point or isolator, and where a key switch could go.
- The existing shutter, if there is one: the box, the motor, the lock and any rust.
- The outside, to show the sun direction, the yard and the traffic that will use the opening.

Frequently asked questions
How much does a rolling shutter cost in Ajman?
Cost depends on the opening size, slat type, motor, insulation, finish, locks and any civil work. We do not publish a figure because two shutters of the same width can differ widely in specification. A site visit measures the opening and gives a written quote. Use the worksheet above to compare offers line by line.
Can I add a rolling shutter to an existing shop in Ajman?
Usually yes, if there is a solid frame or wall to fix the guides to and enough headroom for the box. We check both on the visit. A low fascia may call for a compact or external box, and the landlord may need to approve a change to the shopfront.
Can a manual shutter be motorised later?
Often it can, if the barrel and curtain are in good condition and there is power nearby. The manual to motor conversion answer explains what is checked. A worn curtain may be better replaced.
Which is better for a warehouse in Al Jurf: a rolling shutter or a high speed door?
It depends on how often the bay opens and how long it stays open. A rolling shutter suits openings that close for long periods. A high speed door suits bays that cycle all day and need to limit heat and dust. Count the cycles first, then decide.
Will an insulated shutter cut my cooling load?
It can help when the shutter is closed and well sealed, because foam slows heat transfer. If the door is open for long periods, the benefit shrinks. Seals, closed time and the cooling load decide the result, not the foam alone.
What happens to a motorised shutter in a power cut?
A motorised shutter should have a manual override or crank so it can be opened and closed without power. Test it when the shutter is installed and again after servicing. Summer storms and dips can trip a controller, so know where the override is.
Do I need landlord or free zone approval for a new shutter?
Often you do, for colour, type and fixing. Free zone units may have their own approval steps. Ask your landlord, community management or the free zone authority what applies before ordering, and keep the answer in writing.
How long does installation take?
It depends on the size and whether the opening needs preparation. A survey gives a realistic estimate. For a wide warehouse opening see the answer on installing a warehouse rolling shutter.
Do you supply rolling shutters in Sharjah and Dubai too?
Ajman and Sharjah are our first coverage. Dubai and other emirates are booked by appointment. For Sharjah industrial units see Sharjah Industrial Areas.
